What you see when you look around for a little while, and think about things, is much different from the picture being painted for you by developers and many well-meaning (but clueless) city planners.
Much like the great Baby Boomer transfer of wealth, which everyone is waiting for but which is probably not going to happen and is certainly not going to happen for 20-30 years, Boomers won't sell their houses, no matter how much money they could make, because they don't want to downsize into teeny expensive apartments, so nobody else will be able to buy them for some time.
I actually really don't know what the solution is. But I do know that people need to understand that it's really not fair for Boomers to expect every other age group to love living in apartments when they refuse to do so.
